(NEXSTAR) – Two years on from the pandemic, the housing market remains hotter than ever. But if you’ve been waiting for the right moment to put your home on the market, the most opportune time is almost here.
While there is no exact, perfect date to list your home, recent reports from Realtor.com and Zillow indicate that April is the best time to do so.
According to Realtor.com analysis, the week of April 10-16 will see the strongest demand for sellers willing to pay a higher price. To determine this, the company analyzed data from the last three years to find out when home prices were high, demand was high, competition from other sellers wasn’t as fierce, and homes were selling quickly.
“Sellers who list in mid-April can expect relatively high buyer interest, coupled with limited competition from other sellers, which equates to homes selling fast at prime prices,” said Danielle Hale, chief economist at Realtor.com.
If that area isn’t specific enough for you, Zillow analysis found that a Thursday in the second half of April — April 21 or 28 this year — is the cheapest time, based on home sales as of 2021. Zillow estimates, that the homes listed are selling for 2.8% more than a typical home in the last two weeks of the month.
Additionally, the analysis found that homes listed on any Thursday — a time when potential buyers schedule weekend showings — could sell for about $1,100 more than if they were listed on any other day.
There are also some areas where April isn’t the best time to list, Zillow found. For example, sellers in eight U.S. metropolitan areas — Philadelphia, Miami, Atlanta, Phoenix, St. Louis, Charlotte, San Antonio, and Cincinnati — could see a better financial return if they launch in early May.
Do you already have your house on the market or will you only offer it after April? Zillow economist Nicole Bachaud says you shouldn’t worry too much. Due to the limited inventory in the US housing market, you’re likely to get a quick sale almost any time of the year.
